Before letting your property, an ALMA Agent will...

  • Visit the property and offer an appraisal of the level of rent that may be achieve.
  • Give advice on any action that may need to be taken prior to letting. This would include any repairs that may be needed.
  • Provide advice regarding safety matters, including legislation which applies to rented property. Arrange for any essential safety checks to be carried out prior to letting.
  • Offer advice in respect of the insurance of rented properties including Loss of Rent, Public Liability, Accidental Damage Cover etc. as appropriate.
  • Where the property is mortgaged, advise on the requirements of your bank or building society.
  • Explain the respective rights and responsibilities of the Tenant, the Landlord and the Agent.
  • Accompany prospective tenants to view available property.
  • Take up appropriate references and take steps to verify the previous rent payment records of applicant tenants.
  • Complete an appropriate form of tenancy agreement and ensure that a monetary bond or deposit is taken from the tenant in order to protect against possible damage during the tenancy.

If appointed to manage your property, an ALMA Agent will...

  • When instructed, transfer the utility service accounts (gas, electricity, water, council tax) into the tenant’s name for the duration of the tenancy.
  • Compile an inventory of any furniture or other items provided for the tenant's use, together with a schedule of condition of the property, to be agreed with the tenant at the start of the tenancy.
  • Collect rent payments and send a clear statement of account to you on a monthly basis, or as otherwise agreed. Maintain a separate account for the holding of rents and other client monies, together with proper records.
  • Monitor the tenant’s rent payments and take all reasonable action to secure regular payments of rent, if necessary.
  • Make inspection visits to the property, as required, during the tenancy.
  • Maintain the property during tenancy and agree on expenditure limit with you. Refer any other expenditure for your approval.
  • Ensure that a current Gas Safety Certificate is in force throughout the tenancy and a copy of the certificate is given to the tenant as required by law.

At the end of the tenancy, an ALMA Agent will…

  • Advise on procedures for ending a tenancy and issue the correct notices on your behalf.
  • Check the inventory and verify the condition of the property. Arrange for any necessary repairs to be carried out, making deductions from the tenant’s bond as appropriate.
  • Take final meter readings, collect all keys from the outgoing tenant and ensure that the property is secure.
